Land prices can go down as well as up. By investing in land through Intro Crowd, there is a risk that you may not get back what you invested in if land prices fall. Before investing we recommend that you read about each opportunity and make sure you are comfortable making that investment.

If land prices fall you may not get back the amount of money that you invested. You should not invest more money through the platform than you can afford to lose. You can afford to lose money only if doing so would not alter your standard of living.

As with any investment, an investment in land should be part of a diversified portfolio. By investing small amounts in multiple ventures you will help spread your risk. Investing in land and unlisted shares should only be done as part of a diversified portfolio. It is best to invest the majority of your investable capital in safer, more liquid asset classes than land. 

Any investment you make through the platform will be highly illiquid. There is no secondary market for the shares of the companies that own the land. This means that you are unlikely to be able to sell your shares and release any cash until the company is sold or the property is sold. The investment shall be considered to be a long-term investment.

Any returns will only be paid to investors when the land is sold, after the deduction of applicable costs. There are no on-going dividend payments, so if you need your investments to provide you with a steady periodical return, investing in land on the Intro Crowd platform may not be right for you.
